With 2024 drawing to a close, we look back on this year’s successful delivery of Resido, New Zealand’s largest Build-To-Rent project. Ashton Mitchell has been privileged to be a part of the birth of a new community, with residents moving in steadily over the past few months.
The project is a transformative development in Auckland’s housing market, providing 295 apartments for secure, long-term rental, offering an essential alternative for people not willing or able to purchase their own homes.
Located next door to the Sylvia Park Mall, the project was conceived by Kiwi Property not just as a residential complex but as a new urban community which builds on the success of the adjacent shopping centre, well connected to established transport, employment, and retail opportunities.
Since completion, the project has been praised for its generous, light-filled spaces and well-equipped communal facilities. The design of Resido prioritizes building connections—both among its residents and by integrating into the evolving and growing Sylvia Park business district. The design is based around a communal plaza and pavilion, which serve as a hub for resident interaction and recreation. All residents enjoy access to state-of-the-art amenities, including a gym, theatre, and co-working spaces, reflecting a commitment to creating a genuine community and fostering social interaction, rather than just multi-unit housing.
The success of Resido underscores the potential of the BTR model in New Zealand. As of the time of writing, it is the country’s largest BTR which addresses the growing demand for secure, high-quality rental housing while fostering a vibrant and sustainable community. This innovative approach provides long-term solutions to the housing crisis, ensuring residents can lay down roots and thrive.
