Ashton Mitchell is proud to celebrate the completion of four significant multi-storey projects in the Northcote Development, a Kāinga Ora initiative aimed at transforming the urban landscape of the local area.
For over five years, beginning in early 2019, we have been working to deliver social housing and community spaces that blend quality, accessibility, culture, and sustainability. The milestone represents a significant step forward in providing high-quality housing solutions for the community.

Ngāhuripoke (N16) is a cornerstone of the development. Named by iwi Ngāti Pāoa in honour of a local family, this complex features 85 homes in a mix of one-, two-, and three-bedroom apartments. Alongside residential spaces, it includes multiple communal rooms and offices for community services – including Kāinga Ora’s North Shore area office.
The vibrant playground & BBQ area, anchored by a giant tuatara sculpture, reinforces the family-friendly environment. Notably, the development is designed to 6 Homestar standards, and champions accessibility with 17 universally adaptable apartments.
The Fraser Ave and Richardson Place apartments (N24 and N25) showcase innovative urban and community integration. Positioned near the end of the Awataha Greenway, these 3- and 5-storey buildings provide 33 two-bedroom and 17 three-bedroom apartments, including six wheelchair-accessible units.
Designed to harmonize with the Awataha Greenway and surrounding urban fabric, the tenure-blind approach provides indistinguishable quality between social and private housing.
The Cadness Street N30 apartments project caps off our Northcote Development journey, balancing urban density with green connectivity. The project offers four apartment buildings, featuring 54 2- and 3-bedroom apartments that are complemented by shared community space, designed for gatherings, education, and social activities.
Fronting onto the Te Kāwai Cadness Loop Reserve, the apartments have been designed to offer a balance between urban living and access to nature, fostering a high standard of living.
