A re-imagining of a former industrial site, FABRIC Apartments feature 239 new apartments spread over five separate buildings all linked via a landscape podium. FABRIC Apartments – Stage 1, consists of three four-story apartment buildings accommodating 161 apartments. Ashton Mitchell worked closely with developers Lamont & Co to create a new ‘pocket neighbourhood’ with a strong architectural identity and sense of place. The development is focused on a large common green space, with all buildings connected underground via basement car-parking.

The Galway Street Apartment development for Kāinga Ora, aims to enhance the neighbourhood by replacing eighteen existing poor-quality townhouses. The existing terraced townhouses, which had poor sunlight access and poor-quality outdoor space, contained substantial moisture damage, and thus required a high-quality integrated development to replace the existing. With generous common areas and increasing density on site, the project takes advantage of the sites excellent access to public transport, amenities, and nearby employment opportunities.

To meet the needs of Auckland’s growing population, underutilized crown land situated on Great North Road was made available for residential development by Kāinga Ora and partners. Waterview Court comprises a diverse range of housing typologies, from three-bedroom terraced housing through to one-bedroom apartments. All dwellings are planned to optimize the site as they are centred around safe and secure common green space with community gardens and play areas for children. Ashton Mitchell worked in close collaboration with Kāinga Ora urban designers to develop a masterplan and individual building designs for 120 new dwellings
